Same builder, same road, same corner of Lee County, built out over the last several years. It's the most useful proxy available. It is still a proxy.
The community being promoted as Daniels Creek sits directly across Daniels Parkway from Timber Creek. The pitch you’ll hear locally is essentially “your second chance at Timber Creek.” That framing is fair enough as a starting point, so it’s worth understanding precisely what Timber Creek is.

Homes
Dwelling units entitled. The plan also carried a 100-room hotel and a 50-unit multi-family component.

A comprehensive plan amendment plus a companion planned-development rezoning. Worth remembering when anyone predicts a fast opening next door.

What Lennar built there
A clubhouse with an on-site restaurant and bar, a swimming pool with covered outdoor seating and a bar, a fitness centre and aerobics studio, a community lounge, and a splash park. Outdoors: tennis, pickleball, basketball, volleyball and bocce courts, a playground, lakes, gated access and maintained lawns.
You’ll see “sauna” attached to Timber Creek on third-party sites. It isn’t on Lennar’s own amenity list, so we’re leaving it flagged rather than repeating it.
What this means for Daniels Creek: nothing, formally. It is reasonable to expect a builder to repeat a successful amenity program on the site opposite. It is not a commitment, and we won’t present it as one.
Pricing history — the actually useful part
Lennar’s own material records Timber Creek opening from the high $200s.
Today the community range shown is $451,999 to $608,999. The Manor Homes collection is listed as actively selling at $508,999 to $558,999 with move-in-ready homes available, while the Executive and Estate collections have closed out.
So: Timber Creek is in final build-out, not sold out. And someone who bought in the opening phase is sitting on a materially different basis than someone buying the last inventory home today.
The honest caveat. Part of that movement is Timber Creek maturing, and part of it is what happened to Florida construction pricing between the opening and now. Don’t read it as a promise about Daniels Creek. Read it as the reason the first release of any Lennar community is worth being present for.
Where the comparison breaks down
Three reasons Daniels Creek won’t simply be Timber Creek again
Different land, different plan
Reported at roughly 500 acres with about 1,600 homes, against Timber Creek’s 695 acres and 1,310. If both figures hold, that’s a noticeably denser community — which usually means a different product mix and smaller lots.
Different market moment
Timber Creek launched into one Southwest Florida market and is closing out in another. Daniels Creek will open into whatever 2027 looks like, with construction costs, insurance and rates all in different places.
Different retail picture
Timber Creek’s buyers waited years for the corner to develop. Daniels Creek’s buyers will arrive with Gateway Marketplace already under construction — but, on current projections, still not open until 2027.
