The setting
A master-planned area with a thirty-year head start
Gateway isn’t a subdivision — it’s a census-designated place and a master-planned area of more than 3,000 acres off I-75 between Daniels Parkway and Colonial Boulevard. Its community development district was established in May 1986, which tells you how long the roads, stormwater and utility spine here have been in the ground.
The result is a part of eastern Lee County that doesn’t feel improvised. Gateway Boulevard is landscaped and sidewalked. There are roughly fifteen miles of trails, a golf course at The Club at Gateway, community pools, tennis, a dog park and the six-field Sherman Soccer Complex.
The 2020 census counted 10,376 residents, up from 8,401 in 2010, with a median age of 44.9 — a mix of working families and people who came for the winter and stayed.

RSW airport
Southwest Florida International sits just south of Gateway. For anyone keeping a northern house, or flying family in and out through the season, this is the single most practical reason people choose this corridor.
JetBlue Park
The Boston Red Sox spring training home is in the Gateway area. If you have never lived through a Southwest Florida March, this matters more than you’d expect.
An actual employment base
The Gateway business park includes Gartner, Comcast, Sony Electronics, Walgreens and an FBI facility. Not every Fort Myers community has jobs inside it.
I-75 at Daniels Parkway
The interchange is west of the site along Daniels. It’s the reason this corridor developed the way it did, and the reason Daniels Parkway carries about 35,000 vehicles a day.
Retail · planned, not open
Gateway Marketplace is coming — in 2027
A new shopping centre is under development at the southwest corner of Daniels Parkway and State Road 82, developed by The Sembler Company and anchored by Publix and Home Depot.
We want to be precise about this, because a lot of local material isn’t: it is not open. Sembler’s own leasing material lists it as under development with projected delivery in the third quarter of 2027. If you buy here early, you will be driving further for groceries for a while than the marketing suggests.
Sembler’s leasing material cites roughly 5,000 residential permits pulled in this area in the prior year, and traffic counts of about 35,000 vehicles per day on Daniels Parkway and between 33,500 and 47,500 on State Road 82. That’s the commercial case for the corner, and it’s also a fair summary of how fast this part of Lee County is filling in.
On drive times. You’ll see confident minute-by-minute figures for this area on other sites. We’ve left them off, because the community has no address yet — there is no gate, no entry road and no platted boundary to measure from. Once Lennar publishes the entrance location we’ll measure real drive times from the real entrance and publish those.
Also worth knowing
Separately from Gateway Marketplace, a Walmart-anchored development called Blackstone is planned further east on State Road 82, with tenants including Walmart, McDonald’s, Panda Express, AutoZone and Mister Car Wash. No timeline has been announced.
