The Builder
The one part of this story with decades of public record behind it.
Company
A Florida builder, at national scale
Lennar traces back to F&R Builders, founded in 1954, and took its present name in 1971 — a portmanteau of its founders, Leonard Miller and Arnold Rosen. It is headquartered in Miami-Dade County, which makes it something relatively unusual among the national builders operating in Florida: a Florida company.
It is now the second-largest homebuilder in the United States by homes sold, ranked 126th on the 2025 Fortune 500, with revenue above $35 billion in 2024.
Its Southwest Florida position deepened considerably in February 2017, when it acquired WCI Communities for $643 million. WCI was a Bonita Springs company — a genuinely local builder — and that acquisition brought its Lee and Collier County land and operations into Lennar. CalAtlantic Homes followed in 2018.
Lennar’s current Southwest Florida footprint
Lennar currently lists around thirty active communities across the Naples and Fort Myers market, from Babcock Ranch in Punta Gorda down to Ave Maria and Naples, including Verdana Village in Estero, Ibis Landing in Lehigh Acres, and River Hall and Hampton Lakes in Alva.
That density is the practical argument for taking the Daniels Creek reports seriously. A builder with this much active land in one market and a community closing out on Daniels Parkway has an obvious reason to open the parcel opposite.
Not an endorsement. We represent buyers, not Lennar. Scale is a fact about a company, not a guarantee about your house. We’ll walk your specific home, on your specific lot, at your specific walkthrough.
The program
“Everything’s Included”, explained without the marketing
This is Lennar’s central sales idea and it’s genuinely different from how most builders sell. It’s also widely misunderstood, in both directions.
What it is
Rather than a low base price plus an upgrade menu at a design centre, Lennar puts a defined package of features into the base price of the home. Per Lennar, that typically covers kitchen finishes such as granite or quartz counters, stainless appliances and modern cabinetry; hard-surface flooring and modern fixtures; energy items like Low-E windows, LED lighting and efficient appliances; and smart-home items including a programmable thermostat and a Wi-Fi video doorbell.
The buyer benefit is real: you can compare two homes on price without modelling forty thousand dollars of options, and there’s no design-centre negotiation.
What it isn’t
It is not a fixed national specification. The included list varies by community, by collection and by plan. A townhome package in one community is not the estate package in another.
Which is exactly why we won’t publish an included-features list for Daniels Creek. There isn’t one yet. Anyone showing you one has copied it from a different community — and the differences between those packages are worth real money.
The trade-off to know going in: less customisation than a semi-custom builder. If you want to choose your own cabinet line, this model will frustrate you.
The interest list
We’ll send the Daniels Creek included-features list when it exists
The moment Lennar publishes the actual specification for this community, you’ll get it — plus our read on what’s genuinely included versus what’s still an option.
We’ll also text you the Lennar release the day it publishes — plans, prices and the homesite map — before it circulates locally.
We are not Lennar. This site is operated by an independent, licensed Florida real estate team that represents buyers. We are not the builder, the developer, the HOA or any community district. We are not authorized to speak for Lennar, and nothing here should be read as a statement by Lennar. Community details are unannounced and everything on this page is subject to change.
