Can I buy a home in Daniels Creek right now?

No. Lennar has not released the community for sale. There is no sales centre, no price list, no homesite map and no contract to sign. Anyone taking a deposit for a Daniels Creek home today is not doing something we would recognise as normal.

When will floor plans and pricing be released?

Lennar has not announced a date. What’s been reported locally is that site work was expected to begin in mid-2026, with the gatehouse and entry hoped to be under construction before the end of the year. In our experience a plan and price release follows visible entry construction, not the other way round — but that’s a pattern, not a schedule.

I’ve seen Daniels Creek floor plans in a Facebook group. Are they real?

The set we reviewed were Lennar’s Savanna Lakes plan sheets — a different community, in Lehigh Acres, with 2022 copyright stamps. They’re real Lennar plans. They are not Daniels Creek plans, and there’s no basis for assuming this community will use them.

Where exactly is it?

The Gateway area of Fort Myers, on Daniels Parkway east of I-75, directly across the parkway from Timber Creek. There is no street address yet because there is no platted entrance yet.

How many homes will there be?

Reported at approximately 1,600 homes on roughly 500 acres, by a local listing agent promoting the community. Not confirmed by Lennar. We could not find the project under that name in Lee County’s development records, which doesn’t mean much on its own — projects are frequently entitled under a different name — but it does mean we can’t verify the figures.

Will it have resort-style amenities?

It’s been widely reported that it will, and Lennar built a full amenity program across the street at Timber Creek — clubhouse with restaurant and bar, resort pool, fitness centre, splash park, tennis, pickleball, basketball, volleyball and bocce. But no amenity list has been published for Daniels Creek, so we’re not going to print one.

What will homes cost?

Unknown. For context on the same road: Timber Creek opened from the high $200s and Lennar currently shows a range there of $451,999 to $608,999, with Manor Homes actively selling between $508,999 and $558,999. That’s the neighbouring community’s history, not a forecast for this one.

Will there be a CDD?

Quite possibly — most new master-planned communities in Southwest Florida have one — but none has been established under this name that we could find, and no assessment has been set. Any figure quoted today is made up. Here’s how CDDs actually work, so you can read the numbers quickly when they land.

What schools would it be assigned to?

Nobody can answer this yet, and be sceptical of anyone who does. Lee County uses a school choice and lottery system rather than strict neighbourhood zoning, so an address doesn’t guarantee a school even for existing homes. The full explanation is here.

Do I need my own agent if I’m buying from a builder?

You don’t need one. Whether you want one is a different question — the sales consultant in the model is employed by the builder and represents the builder’s interest, competently and legitimately. We represent yours.

The mechanical point that matters more than the philosophical one: builders operate registration rules, and if you visit a sales centre without your representation registered on the first visit, you can lose the ability to bring someone in later. If you think you might want representation, register before you visit, not after.

What does it cost me to use you?

Ask us directly and we’ll give you a straight answer for your situation, in writing, before you commit to anything. Compensation arrangements in real estate changed materially in 2024 and we would rather have that conversation up front than have you discover it at a closing table.
