What the sales consultant in the model actually is
A competent professional employed by the builder, representing the builder’s interest. That is not a criticism — it is the job, and a good one will be straight with you about the product.
What they will not do is tell you that the lot premium you’re paying isn’t worth it, that the phase you’re buying in has a construction-traffic problem, or that a community two miles away suits you better. Nobody in that room is paid to say those things.
The registration rule — the part that actually costs people money
Builders operate registration rules. In broad terms: if you visit a sales centre without your representation registered on that first visit, you can permanently lose the ability to bring someone in later on that community.
This catches people constantly. They tour on a Saturday out of curiosity, decide months later they’d like independent representation, and find the door closed.
Registering costs you nothing and commits you to nothing. If there is one thing to take from this page: decide before you walk in, not after.
The money question
Who pays, and what changed in 2024
Compensation arrangements in US residential real estate changed materially in 2024. The old assumption — that the seller or builder automatically covers a buyer’s agent and you never see a line item — is no longer something to take for granted anywhere.
What that means practically: ask, in writing, before you commit to anything. Ask us, and ask any other agent you talk to. Any professional worth using will put the answer in writing without being pushed, and will do it before you’re emotionally attached to a house.
