New Homes Near RSW
For anyone keeping a northern house, or flying family in through the season, proximity to RSW is not a nice-to-have. It's often the whole reason for choosing this corridor.
Southwest Florida International sits immediately south of the Gateway area. That single fact shapes who buys along Daniels Parkway: seasonal owners, people still working remotely for a northern employer, and families whose relatives visit for a week at a time.
We’re not going to publish minute-by-minute drive times you’ll see quoted elsewhere. Daniels Creek has no entrance yet, so there is nothing honest to measure from. When Lennar publishes the gate location we’ll drive it and publish real numbers.

What proximity to the airport actually buys you
The seasonal run
If you fly in and out several times a year, twenty minutes each way compounds. It also changes what a 6am departure feels like in February when the terminal is at its busiest.
Guests without a rental car
Short airport runs are the difference between family visiting and family not visiting. Owners along this corridor consistently name it as the thing they underrated before moving.
The trade-off nobody mentions
Airports produce flight paths and traffic. Depending on the runway in use and the day, some addresses near RSW get noticeable overflight. If quiet matters more than convenience, ask us which specific streets to avoid — it varies block to block.
Where to look
New construction in the RSW catchment
The Gateway area and the Daniels Parkway corridor east of I-75 are the closest concentration of new construction to the terminal. Timber Creek sits at Daniels and State Road 82 and is in final build-out. Daniels Creek, when it releases, will sit directly opposite it.
Further out, Lennar’s Estero, Alva and Babcock Ranch communities trade airport proximity for other things — Verdana Village and Kingston in Estero, River Hall and Hampton Lakes in Alva. Whether that trade is right depends entirely on how often you actually fly.
