Gateway has been absorbing new communities for nearly forty years. Here's how the current crop compares, and where a pre-launch community fits.
If you’re shopping the Daniels Parkway corridor you are not choosing between one community and nothing — you’re choosing between several, at different stages, with very different trade-offs. Daniels Creek is the only one on this page you cannot buy in today.
We’ve kept this honest about what each community actually is. Where we’re unsure, we say so.
The corner itself
Timber Creek — the direct comparison
What it is
Lennar’s 1,310-home community on roughly 695 acres at Daniels Parkway and State Road 82 — directly across the parkway from the Daniels Creek land. Five collections: Executive Homes, Manor Homes, Estate Homes, Villas and Townhomes.
Amenities per Lennar: clubhouse with an on-site restaurant and bar, resort pool with covered seating, fitness centre and aerobics studio, splash park, and tennis, pickleball, basketball, volleyball and bocce courts.
Where it stands
Final build-out, not sold out. Lennar shows a community range of $451,999 to $608,999, with Manor Homes actively selling between $508,999 and $558,999 and move-in ready homes available. The Executive and Estate collections have closed.
It opened from the high $200s. That arc — high $200s to today’s range — is the single most useful number on this page.

Gateway is a master-planned area of more than 3,000 acres whose community development district dates to May 1986. Several neighbourhoods sit inside it, at very different ages.
Established Gateway neighbourhoods
Stoneybrook, Cypress Cay, Santa Luz, Champions Green and Hammock Cove are among the neighbourhoods inside the master plan. These are largely resale rather than new construction — worth knowing if you’d rather have mature landscaping and a known HOA than a construction schedule.
The shared amenities
The Club at Gateway golf course, roughly fifteen miles of trails, the six-field Sherman Soccer Complex, tennis, a dog park and community pools. Access and membership terms vary by neighbourhood — verify what your specific address actually includes before assuming.
Daniels Creek
Pre-launch. No plans, pricing, homesites or amenity list published by Lennar. Reported at roughly 1,600 homes on about 500 acres. If you need a home this season, this is not your community; if you’re planning twelve to twenty-four months out, it belongs on your list.
What’s coming to the corner
The retail everyone is waiting on
A Publix- and Home Depot-anchored centre, Gateway Marketplace, is under development at the southwest corner of Daniels Parkway and State Road 82 by The Sembler Company.
It is not open. Sembler’s own leasing material projects delivery in the third quarter of 2027. Plenty of local marketing implies otherwise. Budget your grocery run accordingly for the next couple of years.
Sembler’s material also cites roughly 5,000 residential permits pulled in this area in the prior year, and traffic counts of about 35,000 vehicles a day on Daniels Parkway. That is the commercial case for the corner and a fair summary of how fast this corridor is filling.
How to actually compare these. Not by sticker price. Total the principal, interest, taxes, insurance, CDD assessment and HOA dues — a community with a low HOA and a heavy CDD bond can cost more to carry than one that looks more expensive up front. Here’s how the Florida line items work.
